SELLER RESERVES THE RIGHT TO ENTER INTO ANY CONTRACT WHICH, UPON SUBMISSION TO THE LENDER FOR APPROVAL, DOES NOT INCLUDE COMPLETE WAIVER OF THE LENDER'S RIGHT TO A DEFICIENCY JUDGMENT AGAINST SELLER. SELLER SHALL ONLY AGREE TO A CONTRACT WHEREIN ALL CREDI TORS/MORTGAGEES/NOTEHOLDERS AGREE TO A TAX-FREE, JUDGEMENT-FREE TRANSACTION RELATING TO ANY AND ALL MORTGAGES, NOTES, OR LIENS ON THE PROPERTY. COMMISSION DIVIDED 50/50 SUBJECT TO SHORT SALE APPROVAL BY SELLER AND SELLER'S LENDER.
